The space included a new lower ground practice area, a reception and client business lounge on the ground floor, multiple meeting rooms, team spaces for individual focus and collaboration, as well as a staff café/hub, support areas, and dedicated IT infrastructure.
With the need to achieve a BREEAM Excellent rating, the challenge was to implement a sophisticated lighting control system that would meet high sustainability standards while minimising installation time and ensuring seamless integration with the overall building infrastructure.

The flexibility had to extend across all types of space preparation, as different areas were delivered to varying stages of fit out: some were completed to full tenant specification, others to a base build standard, and some left as shell and core for future customisation. This meant our solution had to accommodate multiple ceiling types, service exposures, and lighting designs—all while ensuring long-term adaptability.

At Simmtronic, we always focus on providing efficient and innovative solutions. For this project, we knew that traditional lighting control installations could delay progress, so we brought forward our expertise in smart building integration. We proposed using local Lighting Control Modules (LCMs) paired with modular wiring, which is a solution we’ve successfully used on similar projects. This combination not only drastically reduced installation time but also kept the system easy to maintain in the future.

We worked closely with Marlin Building Services to ensure seamless coordination with the building’s other systems and design features. Our technical team provided expert support throughout the process, from planning to installation, ensuring every detail was considered.

The system we delivered was both sophisticated and straightforward. By using local LCMs with modular wiring, we achieved a clean, efficient installation that minimised disruption and saved valuable time. The lighting control system was designed to be flexible, with PIR sensors strategically placed in transitional areas and scene-setting controls in meeting rooms and open office spaces. This allows users to easily adjust lighting to suit the task at hand.
To support sustainability, a DALI Protocol was utilised to control the luminaires throughout, which provided feedback and control down to the finest detail. The integration of an emergency monitoring system made maintenance easier by allowing automated reporting and compliance documentation—another crucial step in achieving BREEAM Excellent.

Everything was connected via IP Area Controllers on a CNS network, ensuring seamless building-wide management and easy scalability for future upgrades.
Our comprehensive documentation, including detailed drawings and numbering, made sure that the installation process went smoothly and that everything was clear and organized for future maintenance.
